And the best part of this strategy? It means you won’t have to compete just by lowering prices! You’ll have something else to offer guests besides just offering the cheapest rate.

Have you ever tried checking into your property at night? If you’ve only ever visited your listing for maintenance and restocking during daylight hours, you may be totally unaware of what your property looks like in the dark! Try checking in at night yourself and see if it’s easy to find parking, the lockbox, the pathway to the front door, etc. Any tripping hazards to take care of? Do you need some motion sense light bulbs?

Question of the Week: Should I purchase an investment property and continue renting where I live, or purchase my primary residence first?

This is hard to say when I don’t know your particular situation, but here are few questions to ask yourself to help you decide which move you should make first:

  1. What stage am I at in life?

  2. Can I afford to buy where I actually want to live?

  3. Am I open to having an investment property not close to me?

  4. Am I open to hosting at my primary residence? Ex: renting an ADU or guest house on the property?
