No vacancies are going to happen, but what can you do when you have them?

Things you can do when you have 1-2 nights of vacancies:

  • Schedule a deep cleaning

  • Schedule quick fixes and repairs

  • Refresh your decor

  • Schedule professional photography

  • Charge for late check-outs and early check-ins

Things you can do when you have pre-planned/longer vacancies:

  • Any remodels and big makeovers

  • Using the nights for marketing purposes (i.e. gifting stays in exchange for content, running free stay contests, hiring content creators to promote)

  • Gift stays to friends and family for free or discounted

  • Use the place yourself!!

Go on your listing and review all of your amenities. Airbnb updates this list constantly. Make sure your listing is up to date.

Should you consider taking on long term rentals? The constant turn around for short-term rentals can be overwhelming, however, there is just an added risk for long term renters that have not been thoroughly vetted that a proper leasing company would vet them before they enter a year long leasing agreement. Airbnb is just not the platform designed to handle longer stays.
